What to Expect When you're expecting your New Home!

Application Taken

Complete the application including uploading income documents and asset information.
Meet with our team and realtor, address questions, and set expectations.
Begin shopping for a home with the assistance of your real estate agent.

Under Contract

Send out initial disclosures for electronic signature.
Discuss current interest rates and decide on whether to lock or float.
Initiate the underwriting process by providing the address and uploading any necessary documents.
Order an appraisal for the property.
Shop for homeowners' insurance and provide quotes to the team.

Initial Approval

Receive an emailed list of required items.
Have a discussion and review of the items over a call with the team.
Upload or send the required items to prepare for the final approval process.

Appraisal Received

Receive a call or text once the property value is determined.
If the value is equal to or higher than the contract price, no further discussion is needed.
If the value is lower, we will discuss available options with you.
If the value is subject to certain conditions, we will have a discussion with you, your realtor, and the listing agent to identify necessary corrections for a successful closing.

Initial Closing Disclosures Sent Out

This may occur prior to receiving the appraisal.
Please note that the closing amount provided is still an estimate.
Once you E-sign, a 3-day window begins, after which we can proceed with closing your loan.

Final Approval

Loan is approved in its final form.
We will go over any remaining conditions that need to be addressed before funding.
We will coordinate with the title company and realtors to determine the closing time and date.

Docs Out

Balancing has been completed with the title company, including escrows and proration of taxes.
Prepaid interest has been calculated.
The final amount of cash needed to close has been determined and confirmed.

Closing

E-sign the Hybrid E-Sign Package the night before.
Meet at the title company to sign your Closing Disclosure.
Proceed to the bank and wire the funds required for closing.
We fund your loan, your funds are received, and the title company records you as the owner of your new home!
